浙江湖州市的实践说明,住房公积金是支持中低收入居民解决住房、保障特困群体住房需求的有力杠杆。现行公积金管理体制能够做到“归得进、用得好、管得牢”。2006年底,湖州市住房公积金贷款支持的购房面积占住宅商品房销售面积40%以上。在公积金、经济适用房、廉租房三项保障制度解决的住房中,公积金贷款支持的占87.56%。718套廉租住房的建设资金基本来自公积金增值收益。湖州市累计归集住房公积金36亿元,发放贷款26679笔,没有一笔呆账、死账。连续8年,没有逾期贷款,资产优良率100%。
