商品房的生产与一般的商品不同,其生产周期比较长。因此,在合同履行期间,当其主要原材料价格上涨时,供方当事人实际支出的成本比合同签订时所预计的高。合同双方当事人常因商品房的价格是否随之提高而发生纠纷。由于此类纠纷比较多,隐患比较大,如果不能及时、合理地得到解决,势必影响社会经济秩序的稳定。因此,对此类纠纷产生的原因、现状及其发展趋势进行深入探讨,从中寻求合理的解决途径,无疑有利于切实维护当事人的合法权益,稳定社会经济秩序和促进商品经济的发展。
