点评者:李久军——第三极项目负责人。区域点评:中关村区域商业专业细分比较清楚,中关村路口核心区域,是以电子市场为主,在政府规划下,海龙、鼎好的定位是 IT 产品为主的市场。图书城实际上是中关村区域一个老牌商业街,IT 商业出现之前已经有图书城的商业。因为历史的原因和相关资源,以及北京西北部居民的消费习惯,海淀镇将来应该在专业中偏于文化方面发展。IT 在海淀已经有7、8个市场了,海淀镇从历史上就不是做 IT 的,而是跟文化有关,而且从这两年海淀镇的商业形态发展来讲,其文化特征越来越明显。我们认为,在中关村地区,普通的 IT 产业已经相对饱和。原有的当代,双安两个老牌的百货业,已经能够满足现代人的消费需要;再加上海淀区的商业已经复兴多年,最大的家乐福已经能满足需求了,从整体来说再在中关村提供百货业态和 CBD 的品牌店业态或者消费品提供业态。比较危险。我们觉得中关村的发展趋势就是主题商场。而文化主题商场是最稀缺的品牌。
