近年来,房地产业已经成为我国的支柱产业,而且房地产价格呈现周期性波动上升,影响房地产价格的因素错综复杂,其中交通因素尤为重要。基于数据挖掘技术,我们从网站平台上收集了北京市各区域二手房的相关数据并生成平衡面板,利用门限模型发现影响二手房价格的特征因素之间的非对称性、非线性和交互效应。我们认为城市交通轨道交通通达性可以调节二手房与CBD距离对二手房价格的影响,并且找到了交通通达性影响发生改变的突变点。
In recent years, the real estate industry has become the pillar industry in our country, and the real estate price fluctuates cyclically. The factors affecting the real estate price are complex. Among them, the traffic factor is especially important. Based on the data mining technology, we collected the relevant data of the second-hand houses in various regions of Beijing from the website platform and generated the balance panel. The threshold model was used to find out the asymmetry, nonlinearity and interaction effects among the characteristic factors that affect the second-hand housing prices. We think the accessibility of urban rail transit can adjust the influence of second-hand housing and CBD distance on the price of second-hand housing, and find the change point of traffic accessibility impact.
