物权法和不动产登记条例关于不动产登记的性质、程序、条件等做了较为全面的规定,但是在登记机关的实践操作中确存在着与民事行为交叉的情况。本文从登记机关如何审查民事行为的效力作为出发点,从实证的角度加以分析,以厘清登记机关审查民事行为的法律思路。 Property Law and Real Estate Registration Ordinance on real estate registration of the nature, procedures, conditions and so on to make a more comprehensive, but in the practice of the registration authority does exist and civil behavior cross situation.
