借鉴Carey模型从房地产需求和房地产供给两方面分析房地产市场结构对房价的影响,然后采用广义最小二乘法,利用2000-2011年相关数据实证检验影响房地产价格的主要因素。结果表明,房地产市场垄断程度、商品房造价、城镇居民人均收入对房地产价格有显著影响,其中商品房造价对房价影响程度较大。最后就实证分析的结果提出相应的政策建议。
Carey model is used to analyze the impact of real estate market structure on housing prices from two aspects of real estate demand and real estate supply. Employing the method of generalized least squares, we use the relevant data from 2000 to 2011 to test the main factors affecting real estate prices. The results show that the degree of monopoly of real estate market, the cost of commercial housing and the per capita income of urban residents have a significant impact on real estate prices, of which the price of commercial housing has a greater impact on house prices. Finally, the author puts forward corresponding policy suggestions on the result of empirical analysis.
