我国正在逐步加强保障性住房建设力度,进一步改善居民的居住条件,促进房地产市场健康发展。随着2011年1000万套保障房任务即将收官,北京、上海等地于2011年12月密集出台保障房管理新政。2017年10月12日,武汉市《关于加强大学毕业生安居保障的实施意见(试行)》文件中提出:未来五年,建设和筹集250万平方米以上大学毕业生保障性住房。然而,在保障性住房发展障碍的诸多因素中,最大的障碍是资金的匮乏。因此,本文将针对这一障碍来探求适合保障性住房的发展的房地产信托投资基金模式,先阐述房地产信托投资基金(REITs)的必要性和REITs模式的建立过程,然后提出建立REITs模式需要解决的问题,最后得出引用REITs模式融资的重要意义。

First, it elaborates the necessity of REITs and the establishment of REITs model, and then proposes that the establishment of REITs model needs to be solved Problem, and finally come to the reference of the importance of financing REITs model.
