一、引言个人住房按揭贷款一般以借款人所购住房作为抵押物。为保障抵押物的安全,降低贷款风险,中国人民银行颁布的《个人住房贷款管理办法》第25条规定:“以房产作为抵押的,借款人需在合同签订前办理房屋保险或委托贷款人代办有关保险手续。抵押期内,保险单由贷款人保管。”因此,各商业银行在向购房者办理住房按揭贷款手续的过程中,都要求借款人购买抵押贷款住房保险。抵押贷款住房保险便伴随着个人住房贷款应运而生。所谓抵押贷款住房保险,就是申请住房抵押贷款的人应贷款银行的要求,用以保证贷款资金安全而把抵押房屋投保的险种,它属于房地产融资保险的一种。
