投资环境作为影响投资目标实现的外部条件是基于投资的流动性而提出的,投资环境因成为获取投资效益的外部因素而显得十分重要。目前就上海市来说,由于土地资源的有限性及住宅市场的逐渐成熟化,二手房市场在住宅交易市场中所占比重正逐步上升,商品楼住宅可开发的空间已不多,而商办楼(商务、办公楼)在一定环境下的经济贡献率远远大于住宅。近几年,楼宇经济已成为上海市经济增长的重要支撑点和财税收入的重要来源之一,受到了政府部门和学术界的广泛关注和高度重视。以此对商办楼的投资环境进行了分析,并以上海市徐汇区的环境为例,用以层次分析为基础的多因素分析法对商办楼的投资环境进行评价。

In recent years, the building economy has become one of the most important support points for the economic growth in Shanghai and one of the important sources of fiscal and tax revenues. It has drawn wide attention and attention from government departments and academic circles. Based on this, the investment environment of commercial office building was analyzed. Taking the environment in Xuhui District of Shanghai as an example, the investment environment of commercial office building was evaluated by the multi-factor analysis based on AHP.
