自从我国城市住宅建设市场化以来,居民的居住条件得到了长足的改善。然而,目前我国城市住宅高价位、低实用性的问题突出。一方面,开发商在营建“高品质”的楼盘时,过多的追求建筑与环境的外包装,无形中增加了建造成本,附加到高房价上,居民难以承担。另一方面,住宅的室内外功能设置不能完全切实地满足居民实际生活需求,高价位并未带来相应的高使用品质。究其原因,除去政策方面的因素,住宅从规划、设计到管理与维护较为粗放,缺乏精细化是主要原因。

On the other hand, the indoor and outdoor functions of residential buildings can not fully meet the actual needs of residents, high prices did not bring the corresponding high quality use.
